You have a large, king size room with a built-in wardrobe. It's an ensuite with both a shower and a bath. Your bedroom window points to the South.

There is TV aerial and phone connection in both your bedroom and in the lounge. Unlimited iiNet ADSL with wifi.

SUMMARY
A large ground floor unit. It feels like a house. It has a large patio and yard with trees. Quiet with privacy.

Your room is ensuite. The kitchen has a stone workbench. The dining area and the kitchen takes 5.60x3m.

The lounge (3.80x4.70m) is next to the dining area. In addition to the picture, there is a dining table with four chairs.

The patio is towards the North, with a part under a roof. There's a view at green trees, which provide shade in summer. They drop leaves in autumn, so it's bright there in winter.

We also have a space in front of the unit, where I keep two chairs, too. It gets afternoon sun in winter, and noon shade in summer.

LIFESTYLE
This is a relaxing place. It's protected from street noise by a building in front of it. Almost no common walls.

FURNITURE
Your room is unfurnished.

The lounge has two sofas, a dining table, chairs. There's a fridge, a microwave, a washing machine, a dryer and drying rack. An infrared sauna.

TRANSPORT
Ashfield is ideal for commuting. Train station is 10min walk away (or 8min of fast walk). Many fast and slow trains to the City (15-25 minutes depending on where you go), or to Strathfield and Granville. Several buses pass at the doorstep, including to Campsie.

SPORTS AND SHOPPING
There's no proper park nearby, except for a small oval. If you jog, there are many nice streets in Ashfield and Croydon nextdoors. A swimming pool is nearby at the corner of Frederick and Elizabeth Streets, Ashfield. There's a new fitness one minute walk away and AnyTime Fitness on the way to the train station.

Ashfield is a food shopping bonanza. The mall - on the way to the train station - has Woolworths, Coles, ALDI, Kmart... There are several good fruit and vegetables shops.

Bills and expenses

The rent is for 2 weeks in advance; the bond doesn't include/cover the rent. The notice period is 3 weeks (or any longer, if you like so - up to 3 months).

Electricity is divided in half, about $250 a person for a quarter in summer. In winter it depends on whether you need a heater.

There is iinet ADSL wifi, $8 per person per week.

About the occupants
Hi. I'm Peter. I'm 38. I've lived here for 5 years. My previous housemate lived here for 9 years, until he moved due to a new job ! I've shared flats and houses for last 14 years, so I believe I'm a co-operative and reasonable housemate.

I work in IT in the CBD. I'm usually out of home between 7am and 6pm, some day longer. At home I exercise on the patio, I use the sauna, or I read.

I'm happy to have a laugh on my account, but no practical jokes, please. I'm happy to have a chat or not - a balance.

PRACTICAL

I don't like loud music or TV. Your room has a TV connection. I prefer not to have TV in the lounge. However, you could have it there with wireless headphones.

You are welcome to use the sauna. It heats up in ten minutes. It helps to relax. It improves immunity.

SHARING FOOD

I keep plenty of yoghurt, cheese and eggplant dip in the fridge, tomatoes and vegetables around, as well as vegetables in tins. You can always use any of that and then replace it on trust basis. I am almost a vegetarian. If you eat meat, that is OK.

CULTURAL

I don't expect myself to be in a romantic relationship. I keep a door to my bedroom open in summer to let breeze through the lounge. I keep it tidy so it's presentable.
Compatible people
As a part of common sense, I'm searching for a housemate who
- keeps shared areas clean and tidy
- if he's an outdoor smoker, he closes the patio door behind him when he smokes (if there's a wind coming inwards)
- doesn't have parties here, other than meeting a few friends without heavy drinking
- doesn't get heavily drunk

On top of common sense, he ideally
- doesn't fry frequently/heavily, and he opens the windows after he does so
- doesn't deep fry, or rarely
- doesn't use sesame oil
- doesn't play music/TV loud or for long periods
