The bond is actually six weeks (standard in South Australia). Ideally looking for six months (continuing) and the tenant will be added to a new lease for the six month term. Shorter terms are possible.

The room is the master bedroom of the property, and is upstairs at the rear of the house. It is quite separate from the rest of the house and is quiet and private. On the same floor there is a living room and a 'study nook' (meaning a built in desk in the hallway). The built in wardrobes are massive and there is additional storage available in the upstairs storage area (enough for excess boxes and backpacks, skis etc...)

This architect-designed home just off Hawker St has a working studio downstairs, and a completely separate living area upstairs. The bedroom available is the master bedroom and has heaps of storage and its own bathroom. Also upstairs is a lounge/den and a study 'nook'. Downstairs is the studio, kitchen laundry and the front bedroom and bathroom.

There are three yards, behind huge fences - so the house is really secure. There is off street parking available - not being used at the moment.

The house is well appointed - washer -dryer - dishwasher - all those things and there are two heating/cooling systems - one for upstairs separate...

I have clients visit during the days, early evenings and sometimes on weekends (within a schedule that we can work out together) as I run my dressmaking business from the studio.

So it's great that upstairs is separate and complete.

About the occupants
I operate my own dressmaking business from the studio at the entrance of the house. I have previously had a separate studio, but moved the studio to this address in March and really enjoy working from home. I have clients mostly during daytime hours, and also one or two evenings a week, and one weekend morning - and have previously negotiated easily with housemates any times that we'd prefer to have the place quiet. Upstairs is quite separate, and quiet - so apart from the occasional introduction when coming or going, there's never been much concern about clients in the house.

Outside of work I enjoy spending time with friends, and occasionally (not often enough) entertaining.

Description of pets
Django is pretty new to the house - he's about a year old, and is a blue-heeler/rottweiler rescue mutt. He's exceptionally friendly and amazingly well-behaved. He sheds like a mofo, which is a bitch but something I am getting used to. There's a kiddy gate on the stairs - so he doesn't have to be up there if dog's aren't your thing. I am home most of the week, and he doesn't bark much (except when he's on guard dog duty...)
