The room is fully furnished room with a queen-sized quality mattress. The private ensuite includes a shower, toilet and basin. Plenty of storage is available with a double wardrobe, as well as a bedside drawer. Floor heating is available throughout the house - including the bedroom. Carpet in excellent condition.

Set up for absolute comfort, peace and quiet. This rock-solid double-brick townhouse has two bathrooms and three toilets - it's a bonus having your own bathroom and an extra toilet when sharing. The downstairs living space is equipped with a smart TV, along with comfortable furnishings. The balcony is adjoining the room. The kitchen is fully fitted out, including dishwasher, microwave, cooking utensils, bench and an 8-10 seater table. There are TV antenna ports upstairs and available.

If you haven't experienced floor heating before, you've been missing out! During the cooler months, it is an absolute bonus. There is also a reverse-cycle air-conditioner downstairs and upstairs. The conservatory is my favourite place, with a 180deg outlook onto the courtyard. The furniture is stylish and comfortable.

There is an off street car park available, along with unrestricted parking on the street. There are only five townhouses in total and everyone gets along well. The garage is long, so there is a little extra storage, as well as a second fridge (if required).

Armadale is the go-to suburb for great cafes, shopping and culture. In addition to the great location, it is under 20 minutes into the CBD by train. The station is ~400m walk away. There are also a number of tram and bus options, if required - from Wattletree Rd, High Street or Glenferrie Road. There is a park at the end of the street and access to the beach takes about 10 minutes by car. You are spoilt for choice with supermarkets - three within walking distance.

There are a number of hospitals near by. Cabrini is a 5m walk and The Alfred and Caulfield hospitals are within 10min.

About the occupants
I'm a pretty uncomplicated, authentic, full-time-working soul. I enjoy a laugh, have a passion for good health and prefer to keep it real when it comes to the small stuff. I work in the health care tech industry and balance work with sport most evenings. I work from home four days a week though occasionally work from another location on the WFH days. My sporting commitments take me away from home most nights after work for 2-3hrs. I am often away in the country on weekends though equally love enjoying Armadale and surrounds. It's a quiet place to call home.

I am originally from the country and love the open spaces.

Description of pets
I have a small, well-behaved, toilet-trained Italian Greyhound. She is short-coated and is generally found under a blanket, in her bed or close to body warmth. Unless I'm at the gym or in the office, Lottie usually travels with me.
