Transport
There is rear pedestrian access via a rear gate and laneway which provides direct access to High Street. The Number 6 tram is approximately 100m (1 min walk). The Armadale Train Station is approximately 200m (2 min walk) and it takes 15 minutes by train to get in to the city.

A parking permit is available which enables you to park on Clarendon Street.

Description of the home

This location is hard to beat and I love living here. There are numerous cafes/restaurants within a short walk and a Woolworths Metro store within 100m. The Armadale train station is within 200 metres (15 minutes by train to the city) and the number 6 tram is within 100 metres.

The tenancy is a ground floor, 2 bedroom unit within a two storey attached townhouse. The unit includes an open plan kitchen/living/meals area, shared bathroom and European laundry. The ground floor and 1st floor are separate and self-contained. The room available is on the ground floor, fronting Clarendon Street.

The unit is fully furnished to a moderate spec level including gas heater in the living area, dishwasher, high spec audio equipment, NBN (45 Mbps), Caesarstone dining table, IMG leather recliner and double foldout sofa bed. There are indoor plants and art throughout. The shared bathroom contains a toilet, shower, vanity unit, washing machine and laundry tub.

The unit has recently been painted inside, new timber laminate flooring in living areas and new carpet in the bedrooms.

A central fernery contains a vertical garden and provides natural light to the bedroom and bathroom. The back courtyard contains two small sheds and a single carport space (both not included). I am a keen gardener and bonsai enthusiast so the rear courtyard contains two vegetable garden beds and bonsai display. I park my car in the carport which is accessible via a rear laneway, roller door and gate. There is rear pedestrian access via a rear gate and laneway which provides direct access to High Street.

A parking permit is available which enables you to park on Clarendon Street. TV reception is poor in this area so I have a Fetch box and Apple TV.

My family own the house and my brother lives in the separate and self-contained unit on the 1st floor.

Cleaning
The house must be kept clean and tidy. A $15 per wk cleaning fee is included in the rent. I clean the house thoroughly every 2 weeks which includes bathroom, dusting, vacuuming and mopping.

About the occupants
I am a 36 year old straight, single male. I work in property in Kew. On weekdays I normally leave for work at 7:30am, get back around 6:30pm, have dinner, go to the gym around 8pm and hit the hay around 10:30-11pm. On the weekend I normally spend half a day gardening, cleaning and pottering around home and go for a mountain bike ride at some stage.

I am a bit of a home body and head out for dinner a few nights a week. I like my home environment to be clean and organised.
