Its a great space with north facing sun through two windows, and access to a great sandstone/concrete outdoor BBQ area. Kitchenette, bar fridge, pantry, bench space and all the utensils/crockery needed to cook or prepare food. Brand new reverse cycle air/con and separate bathroom/toilet/laundry (with washing machine). Its your own private space in an elevated quiet neighbourhood street.

We are ideally seeking someone who doesn't necessarily need 7 days/week stay and may come and go from Canberra for work and wants a nice, safe and private place to stay without sharing a house with others. Perhaps 4 nights/week with some flexibility. No couples or pets I'm afraid...just a single person.
At a push we could accommodate someone fulltime for a short period of time (weeks/month or two).
It has a large living/bed area of approx 30sqm including separate laundry, toilet, shower, basin all in one and a separate small walk-in room for hanging clothes, bags etc. There is private access into the flat so no need to walk through the upstairs house where we live (Mum, dad and 16yr lad) or the garage etc.
There is a private car park space on the property itself (uncovered car port) and away from the front of the house/garage which we use. It also has a nice outdoor uncovered patio and BBQ area...again private and away from us.
We provide unlimited internet by ethernet cable if you wish, with a small fridge, good queen bed, new linen, study desk, smart TV, kitchenette basin, bench, microwave, other cooking appliances including portable electric stove burner.
You will get the north facing sun every day and the flat is in very good condition - absolutely no mould and is double brick lined walls, with sound insulated ceiling.
We are halfway between Erindale Shopping Centre and the Wanniassa Shopping Centre. Both are about 1-1.5kms away. The main bus stop can be found down the street. Within 7kms to Woden Town Centre or Tuggeranong Town Centre.
We have experience with people staying there, although we haven't had anyone in there for several years.

About occupants
We are a family of mum, dad and 16yr old son who live upstairs in our large two level home. We are professionals and work from home most days. Classic middle class! I am in allied health and the wife in finance. Son goes to school. We are busy with life and simply would like to make available the downstairs granny flat to someone who doesn't need an ongoing permanent place to live.
Compatible people
For us, we need a person who is in employment and can afford to stay. They need to understand that the granny flat is not a permanent accommodation but rather a place you should feel safe and relaxed when you're not at work. We can't have parties or people coming and going from the flat and we don't cater for couples. Yes you can have someone over of course even for a night here and there, but not a regular thing.
You will get a very good space for yourself and we will make sure you have what you need so your stay is like home - everything should work and be comfortable.
We won't cross paths very much, so you should be happy in your own skin as we can't offer daily social contact. But we will speak from time to time and we will see each other every so often simply because we may go into our front yard or clean the house outside occasionally. Informal I call it.
Description of pets
Vinny is our german shorthaired pointer, who loves people and will love you to. I race and train him in bikejoring (mountain bike dry sledding) and also go for walks to keep fit. Mille is our 3kg toy cavoodle who keeps mum warm at night!...both love people and will get to know you. There is no barking at night and very little during the day. Our backyard has good fencing to keep them out of your space, so all is good there.
