Private studio/room for lease in a super convenient location. Bus stop right out the front, with the train station only a 7-minute drive away. Moorebank shops are just 2 minutes away (and also within walking distance), including Woolworths, gym, library, cafes, GP and more. There’s also a beautiful large park with established trees right next door.

The studio has its own separate entrance, private backyard and your own bathroom for extra privacy. Includes a built-in wardrobe with mirrored sliding doors. The sofa bed shown in the photos is just for size reference — the space can fit a proper bed and can be semi-furnished or not, also has room for a dry kitchen setup.

I work from home some days, apart from that I am out of the house most of the time either visiting family or catching up with friends. I travel a bit too.

A coffee and chill in the morning type lifestyle unless I'm rushing out the door to the office (pretty typical)

My mother sometimes stays with me too. She is lovely and a fabulous cook 😉

I'm looking for someone who is respectful, clean, and considerate of noise levels and living space. I'm easy going and appreciate people who respect boundaries. Smoking is okay as long as it's outside ☺️
