Description of the home

Located in Elizabeth Downs. Large 3.5 bedroom house. Currently myself and my partner live in the house and we have a family member who lives in a caravan in the yard. We have high fences surrounding the property and lockable gates at the front making the yards secure for off street parking. We have a garage that can be used for small storage if needed. Living room, kitchen and dining room, bathroom, toilet and laundry including washing machine are all shared areas. I am currently off work on WorkCover however will be returning soon. We do not currently have home wifi as we use our phone but this could be arranged at a shared cost.

The room available comes with a queen size bed with mattress, build in robes, a ceiling fan and we have ducted air conditning in the whole house and a split system in the loungeroom. We also have gas heating in the living room for winter.
Also the room comes with bedside cupboards and a tv cupboard.

We are very quiet and clean people. I appreciate a clean organised home and you would be expected to clean up after yourself and help with cleaning of the shared areas as needed. The yards are pretty low maintenance but they do require everyone to pitch in when needed especially around inspection time.

We have a medium size terrier dog who is like out child, he loves attention and may demand it a little at the beginning until he gets used to someone new in the home. He will not go into your room but he does have access to the rest of the house, he it completely house trained. He is very alert to outside activity and barks at noises and will always let you know when someone comes into the yard or is at the door.

We are both smokers and do smoke inside the home but this could be negotiable if needed.
I am able to offer a room mate agreement at the beginning of the tenancy. We can discuss requirements and the agreement at the beginning to ensure they protect everyone. We currently rent the property privately and I am the leaseholder. The landlord approves to us renting the room out and managing this ourselves. We have property inspections yearly prior to lease renewal.
The cost of the room needs to be paid weekly or fortnightly and bills will be split 4 ways when they come in.
We ask that visitors are kept to a minimum and don't stay overnight on a regular basis.
Pets are not an option due to our dog not liking other animals
