I am setting up a Sharing/Rooming House in Gawler Belt. It is set on a few acres, however the paddock sections are to be fenced off and not available to the main home. The main home will have extensive front yard with plenty of parking spaces, back yard and dog run.
The property can have a total of x3 dogs, all other domestic pets are welcome. Pets can be in your private room, allowed throughout shared areas as long as don't bother other residents and you are responsible for their behaviour and mess. The home itself is a log cabin type look, yet is a full sized home with wrap around porch, mostly enclosed. Lots of trees and birdlife to wake up to each morning. Generally a quiet area, although due to Xavier College being close by, can get a lot of cars go by during school run timing.

The home is x5 bedroom, perhaps with more bedrooms included? Currently I'm organising the set up of x5. There are x2 bathrooms to share, kitchen, loungeroom, dining, laundry.
The home will be fully furnished, including outside BBQ area with outdoor living set up and pool table.

Each bedroom comes with queen-sized bed (king in bed 1), bedside table, desk, lamp, office chair, lounge chair, smart tv, own refrigerator. Either built-in wardrobe or freestanding wardrobe, ceiling fan or pedestal fan. Floors are either tiled or Vinyl allowing for the pets to be inside and you are able to clean up easily after them.

Each resident has own lockable laundry cupboard, use of washing machine and ironing board, iron. Cleaning equipment of mop, broom, dustpan, vacuum available. Kitchen is furnished with tools and equipment, walk-in pantry to share. Lounge has chairs and large television to share with dvd player and subscription service to share and use on the lounge tv. There is a fireplace/combustion heater in the lounge.
Dining room comes with dining table and various furniture throughout the home and property to share with all residents.

Utilities are to be included in the rent, however the use of air/cons and electric heaters is not allowed.

I'm looking for long-term residents of 12mth lease preferred, however I am open to 6mth leases or possibly periodic.
I do not mind if you are on a Centrelink payment and have a housing bond.
I'm considering making the home for women only, age range of 20's - 30's? Best suited for people that have a car due to location. Can walk into Gawler (aprox 15m).
