4 bedroom house in Maddingley, with 2 bedrooms and the main bathroom/toilet to yourself and 99% of the time, the lounge room area too. Open plan kitchen/dining/living with gas cooking, dishwasher and BBQ to undercover area.

Ducted heating and split-system cooling, carpeted bedrooms and floating floors/tiles to the rest of the house.

Double lock up garage with space for your car (rear yard access also and powered shed in huge backyard). Brownie points if you're outdoorsy and can help with garden maintenance, so I don't have to hire someone to do it. I am not physically able to but I have a lawn mower you can use.

I already have a very sweet, senior dog, so no additional pets unfortunately. Mine wouldn't deal well.

50/50 share of the rent and internet/bills please, based on usage.

Whole house is furnished but I can clear out the bedrooms and some of the lounge if needed. You'll need your own TV.

Non-smokers and those with consistent income only, need apply please (via agent). Prefer a male 30s+ or mature female. I'm not a party animal, I don't drink, smoke or have any involvement with drugs and I work very hard, so I really can't cope with children living here please. It's too disruptive.

I am very particular about whom I will open my home to, given my line of work and lifestyle. I realise it seems like I'm asking a lot but there are genuine reasons. which are non-negotiable.

Move-in date is also negotiable.
