Description of the home

This is a lovely home, with reasonably sized bedrooms and spacious shared areas including a back patio, large yard and a single garage for storage. The living spaces (including an office) are downstairs and all bedrooms upstairs.

Your bedroom is unfurnished but has a built-in wardrobe and will comfortably fit a queen bed with a dresser or desk. There is aircon, and a ceiling fan. You have access to your own bathroom on the lower level.

The rest of the house is furnished, including kitchenware, so we have no need for you to bring anything other than your own bedroom/bathroom gear. Although bonus points if you have an outdoor setting.

There are trains / busses very close, with Everton Park Plaza, Brookside Shopping Centre and the Kedron Brook bikeway all under 500m away.

The current lease expires 27th July 2026, but we have all signed for a further year. We are looking for someone for the full term of the new lease – through to July 2027.

In addition to weekly rent, you are expected to contribute to the rental bond, quarterly electricity and monthly internet bills.
Some finer points:
- Rent, electricity, bond etc. is split in equal thirds, always.
- Rent up to 27 July will be $247 each and then increase to $258 from then on.
- Bond is to be paid to the leaving housemate and a change of bond form lodged. Currently it is $986 per person and will increase to $1033 from 27 July.
- Cleaning is important. Don't create clutter, clean up after yourself and participate in unprompted cleaning/tidying.
- You will need to be approved by the real estate prior to moving in.
- No pets.
- We share the yard care (mowing etc).
- You are welcome to leave at any time, but it is your responsibility to provide reasonable notice and to assist in finding a replacement (and paying rent until you do).
- Lots of storage, including space in the garage for some shelves.
- Space for a desk in a downstairs office is available.
