This centrally located modern 3 bedroom home offers gated community access, shared parking, private backyard, choice to take up a 2nd bedroom and your own lounge space. There's easy access to the M1 south and north bound exits (being only 5 mins down the road), close proximity to several different restaurants, servos and 3 main supermarkets being no more 2 mins down the road.
It's in a quiet gated community with small backyard and shed. The house is suitable for someone who prefers a quiet lifestyle and has their own transport. This isn't a party house, it's clean, tidy, quiet and stable. I want to enjoy the space as much as you. If you're wanting to bring friends or boyfriends around to entertain, this place is not for you. I do my own things away from home and come back to a quiet house.
There are 3 bedrooms upstairs including the bathroom with a toilet. There is an inbuilt cupboard in one and sharing the same wall is a slightly smaller bedroom/open space. They will both remain unfurnished, it will be up to you to furnish as you wish. There's another separate shared toilet downstairs, a huge dinner area (that i have converted into my own lounge area), the laundry, the kitchen and the 2nd lounge area that will be yours to furnish as you wish. Due to the house set up you can use the front door for main access and I will be using the back door.
Two rooms are available but due to size of the 2nd room it will be considered as a smaller closet, storage area or office if you need. You have the choice not to take it but it will cost more if you do. This is suitable for 1 resident only (ie. not suitable for couples, friends sharing etc).
You must be working or studying full-time. Not looking for a new international student's, or people needing a temporary house till they find more permanent accommodation. Rather looking for someone who is already settled here and is more stable.
With 2 cats on the property whom have had to be cleared by body corporate and the real-estate this makes it not suitable for anyone whom has pets. Due to the size of the house as well there can be no visiting children.

Bills and expenses
Rent includes house rent and water only. Utilities are paid with rent each week which includes; house cleaning supplies, electricity and unlimited NBN internet. The rent for the 1 bedroom plus lounge is $212 rent + $40 utilities, per week. Weekly cleaning to common areas are required and shared between us this includes: bathrooms, kitchen, laundry, stairs, backyard and front yard.
Move in cost is $928 (4 weeks rent in advance $848 plus, to help your move in costs, only 2 weeks worth of utilities $80). Rent is then paid monthly in advance the reduce over all costs.
