We love our townhouse for its modern, light-filled design, split across multiple levels with plenty of space to relax or entertain. The home offers ample storage throughout, including additional space under the stairs and in the garage, as well as a large separate laundry.

There are two bathrooms (one ensuite and one main bathroom), plus a convenient powder room downstairs.

Located in a friendly neighbourhood with great neighbours, we’re just a short stroll to the Maribyrnong River, local cafés, parks, and an IGA. The low-maintenance backyard includes a covered outdoor entertaining area with downlights and ceiling fans—perfect for hosting, complete with a Weber BBQ and pizza oven.

The house is fully furnished with quality furniture, featuring floorboards throughout and carpeted bedrooms. It also includes ducted heating and cooling in both living areas and bedrooms for year-round comfort.

We also have access to all major streaming services, including Netflix, Stan, Kayo, Disney+, and Prime Video.

We’re conveniently located between Essendon and Moonee Ponds stations, both around a 25–30 minute walk or a short bus ride away.
There’s a bus stop just 150 metres from the house, as well as another on Buckley Street (approx. 700 metres away).

Bills and expenses

Rent is $916 per month, with total household rent of $3,910 paid to the real estate on the 3rd of each month. We have direct debit set up to come out four days earlier to allow for any delays.

Bills are shared evenly among housemates:

Gas: approx. $30 per person, billed every two months
Internet: $27.25 per person, per month
Water: approx. $60 per person, billed every three months

The bond for the property is $3,540 in total, split between four people. Your share will be $885, payable to the outgoing housemate.

Ideally, we’re looking for someone who can move in by May 3rd to align with the next rent cycle.

About occupants
Hi future housemate,

You’ll be living with three friendly, professional guys (aged 31–34) in a relaxed and social home. We get along really well and enjoy spending time together, whether that’s watching the footy or a movie on a Friday night, or just hanging out at home.

We’re fairly social and often have plans on the weekends—this might be catching up with friends, heading out for lunch or dinner, or going to an event. Every now and then we’ll also head out together as a house, whether that’s for dinner or the footy.

We also enjoy hosting occasionally, with the odd dinner or movie night at home with friends. That said, we definitely don’t spend all our time together and really respect each other’s space and independence—everyone has their own routines and does their own thing too.

We keep the house clean and tidy and all pitch in with housework. We’re not overly strict, but we do value a shared level of cleanliness and respect for the space.

A bit about us:

Sam (34)
Originally from country NSW, Sam works full-time in the disability sector, splitting his time between working from home and commuting to Hawthorn/Box Hill. He’s into fitness (trains at BFT) and enjoys music, movies, travel, camping, and socialising. He’s outgoing, loves a laugh, and keeps the house energy light. He also heads back to NSW occasionally to visit family, who sometimes stay with us.

Damien (31)
Damien works shift work for Metro Trains, so his schedule varies. Outside of work, he’s often out on his motorbike exploring Melbourne, or relaxing at home playing Xbox, heading to the pool/sauna, or catching up on a good TV series.

Tom (33)
Tom works full-time for an energy company in the city and spends a couple of days working from home. He loves to travel and is usually planning his next overseas trip. He’s a great storyteller, always up for a chat, and brings a lot of humour and energy to the house. He also enjoys keeping active at the gym.
Compatible people
We’re looking for someone easygoing, positive, and respectful who will be a good fit for the household. Ideally, you’re happy to be social from time to time—join in for a movie night or the occasional dinner—but also comfortable doing your own thing.

You’re clean, considerate, and reliable with bills, and you value a friendly, relaxed home environment rather than a party house.
