Description of the home

I’m looking for a considerate non-smoker ideally intending to stay at least 6 months (I may accept someone intending to stay as little as 3 months). Generally the house is populated with international students or people on working holiday visas. Please check the location details below to make sure the location will work for you.

People here usually live pretty independently but are friendly (enough to at least say hello and chat a bit now and then) and considerate.

LOCATION:
A small supermarket (IGA) and cafes are 300 metres walk from this house (5 minutes walk).
7 min (brisk) walk to either 58 or 59 trams which travel North/South into and out of city.
10 mins by bus to Brunswick shopping area (Sydney road).
10 mins by bus to either Anstey or Essendon train stations.
15 mins by public transport to Moonee Ponds Shops (Aldi, Coles, Woolworths and many shops/cafes).
15 mins to Coles - Union Square (Brunswick West) by public transport.
30 mins by car to Melbourne airport.
40 minutes by public transport to RMIT, Melbourne University or the CBD. 1 hour to La Trobe Uni.
5 mins by car to on-ramp to toll freeway heading to the city. 10 mins by car to get to freeway on-ramp going in the other direction.

There are two showers and two toilets (one separate toilet).
There is a washing machine and covered outside area for clothes drying.

Included in the rent is a cleaner who cleans the shared spaces every two or three weeks.

HOUSE RULES:
There are some house rules to keep the place sane and livable for everyone:

1. Don't waste electricity/water/gas. Keep shower time to an average of 10 minutes a day. Use heaters as minimally as possible as they use a lot of electricity (wear warm clothes in winter).

2. Always clean up after yourself (for example if you spill stuff, leave a mess on the stove top, or leave a mess in the bathroom) clean it up promptly so shared areas are kept clean for the next person using them.

3. Use headphones for audio (such as music/media/internet etc).

NOTE: some people get confused about the "minimum stay" section. For this place it is one month. That just means rent is paid per calendar month and one calendar month notice is required if you want to move out.

Bills and expenses

As above, utility costs are included in the rent (this is for everyone’s convenience but is conditional on people not wasting electricity, water and gas). IE during winter wear warm winter clothes and only use heating to take the chill off the air, as opposed to creating a sauna :)
