Don’t care what you do in your private life , no smoking inside , kids on weekends ok as long as supervised with dogs at all times. We work early so unless previously organised(ex ; friends over or you require late night getting ready mode) to go out.
Otherwise it’s quiet time around 10pm and kitchen and laundry , bathroom closed due to noise. Happy to navigate dogs around your guest if home .
Your room so until your guest starts running up the bills they are welcome to stay free, short stops .

Very central living , close to everything including Macca’s, I’ve two large dogs and a parrot who roams freely. Another house mate , best to say the animals run the house .
House is clean , shared bathroom , room is set up cosy , Driveway is grass but useable.
Pretty chilled home with ease of access and living space.
No need to be overly social kinda home , you do you !
You have a draw in the bathroom, shelf if required.
Cupboard in the kitchen and your own fridge.
Kitchen may need some discussion for sharing purposes as oven is old and electric.
Definitely prefer someone less professional, it’s a blue collar residence , kinda still live like I’m in the mines, eat , gym, sleep, introvert party now , new to Melbourne , I also maintain the yards and sometimes I like the flowers that pop up prior to mowing , plus anyone that’s owned dogs knows.
If you need a house that’s hot 24/7 or cold 🥶 it’s likely not for you, average cooling in summer , it’s an old house with limited comforts , fan at the end of your bed lets you sleep, and I run hot , in regards to heater that warms the whole house.
Also , I’m in my pyjamas the second I’m home usually so won’t be dressed to impress, but I don’t bite 🙂. Plenty of street parking, driveway parking for tradies ect . Can arrange a small space for tools ect in old laundry shed, shared but can lock even where we ask for access. (Not much in there).

Bills and expenses
Happy to discuss a price to include and also cleaning routine or at a cost can include in a higher weekly charge. Can even look at adding you to the cook nights for a feed/crib . Internet , Apple TV , Netflix , tv in lounge room , no one uses the lounge area much, very cosy .
To note you can ask for furniture to be removed from room , just not the bed sorry, Unless you dispose of and term of staying for a lengthy period.
So your free to redecorate ect , have shared custody kids welcome every second weekend giving break in between , again supervision around animals at all times.
Both have Victorian WWCC cards.
Room inspection every month for the first 3 months, then every 3 months there after.
Carpets washed likely when inspection of room occurs, you’ll get a weeks notice.

All beautiful pets , they are guard dogs and protective if threatened of both themselves and me.

Not sure I’d add a dog to the mix sorry , my boys are not desexed and can rival each other .
