Room is 2.55m x 3.60m. The room will fit a queen size bed. Please note that bed in pictures is a double. The windows are very large (floor to ceiling) and have really effective black out blinds. Heater, mirror and TV (analog) available if you would like to use them. The TV is only suitable for use with a Chromecast or similar, as there is no TV aerial socket in the room. The room and unit is decorated in neutral colour tones. Some garage space is available for storage.

Description of the home

Home is a cosy 2 bedroom unit in a very quiet block of 5. I have a good relationship with my neighbours and the landlord and I would like to keep it that way. The unit was built in the early 80’s.

One elderly cat who is very friendly resides at the property. There is a family of lizards in the back courtyard and a magpie chick and parent that I feed in the front yard. No further pets please!

The living area has lounge suite and digital television and adjoins the dining area which has a dining table which seats 6. Heating and cooling is via a split system in the lounge area. There is no central heating/cooling. A small heater is available for your room if necessary. Fortunately the unit is well built and insulated so additional heating and cooling are rarely needed.

The kitchen has quite a large pantry but a fairly small stainless steel fridge. Other appliances are: an air fryer, microwave, toaster and kettle. The stove top is gas and oven, electric.

The bathroom is shared with one other person. The toilet is separate from the bathroom which is convenient. Gas hot water service.

The unit also has a small rear courtyard. There is a clothesline, BBQ and table and chairs. The courtyard is a work in progress atm and will hopefully be a little more welcoming soon.

Mount Waverley Village is a 10 minute walk (4 minute drive) and has an IGA, a Woolworths and an Asian grocery, numerous cafes, 3 pharmacies (including a Chemist Warehouse), 3 op shops, optometrists, dentists, restaurants and takeaways, butchers, a Westpac and a Commonwealth bank and fruit and veg shops.

Off street parking is available on the mulched area at the front of the unit. It is not guaranteed to be available to you as neighbours and myself use it occasionally. However, street parking is safe. Please note that we share the street with Avila College and as a result, school pick up (not so much drop off) can be a nightmare for about 10-15 minutes. Unfortunately the Avila parents are not the most cooperative or friendly drivers when it comes to picking up or dropping off their little darlings to school.

Bills and expenses

Electricity and gas is discounted as I am a Concession Card holder. I also just renegotiated my utilities providers and am getting a good rate. I am an environmentalist and try to ensure I use as little electricity, gas and water as possible. It saves money and also the planet.

Electricity, gas, water and internet costs will be shared equally between us.

ELECTRICITY - $80 - $200 a month total depending on the season. ($40 - $100 a month each)

GAS - $90 - $180 a month total depending on the season.($45 - $90 a month each.

INTERNET - $59.99 per month ($30 each) 5G wireless connection. High Speed Broadband available at your own expense and if used for gaming, additional electricity costs may apply.

WATER - approximately $50 a quarter. ($25 each)

The cost of toilet paper, cleaning products, dishwashing and washing detergent and other maintenance/miscellaneous items like light globes, gas bottle refill for the BBQ batteries etc. are to be shared equally.

I am 53 years old. I love music, cooking, walking, learning new things and my cat Jet. I am on Disability Support Pension, looking for part time employment.I also like to exercise and often socialise with my friends.

I am a friendly, down to earth, no nonsense person and easy to get along with provided you are honest and up front. I have lived in this unit for over 10 years now and have an excellent relationship with the property manager, landlord and neighbours. I would like to maintain those relationships and expect you will assist me. I have a dry, sarcastic sense of humour and love to laugh. Most days and evenings, I’ll be at home unless I have appointments or am out with friends. Ideally you will also have a sense of humour - bonus points if you’re funny. I expect cooperation and courtesy on a daily basis and will endeavour to be as helpful and polite as possible.

My disability will not impact your lifestyle or require you to perform any extra duties. You get the benefits of my Concession Card with discounted electricity and gas! I’m currently looking for part time work. What that looks like yet, I’m unsure. But 2-3 days per week is what I’m proposing to prospective employers.

I’m looking for someone fairly tidy, respectful, kind, friendly and above all honest. I will be transparent with you and I expect honesty in return.

I have a TV in the lounge room, but it is barely ever on and I don’t subscribe to any streaming services. Most of the time I’ll have music playing through a portable speaker at a low level. I like retro 80’s, 90’s and 00’s pop, rock, funk and dance. I usually don’t sing along though. I also like more current mainstream pop and dance like Tame Impala, Taylor Swift and Bruno Mars. Sometimes my Spotify algorithm puts out some weird stuff.

If you become a tenant, I will expect you to sign a Residential Tenancy Agreement with me. This will outline all costs like rent, utilities, internet and other miscellaneous items needed by both of us. It will also outline the bond, which is one month’s rent. ($868) The bond will be lodged with the RTBA. A clause will be included in the RTA stating that you are to give me one month’s notice when you decide to move out. This will allow you to move out immediately if necessary and forfeit your bond. Unfortunately the landlord will not let you put your name on the lease. An RTA protects us both, and is not negotiable.

I am looking for someone who will be sociable with me and enjoy eating dinner with me from time to time. (Don't worry, I'll cook!)

They will be suitably employed, responsible, respectful, straightforward and honest. I am hoping to find someone easy going, kind, friendly and understanding with a good sense of humour (I am extremely sarcastic!) and down to earth like myself.

I'd like it if you could be reasonably tidy. Knowing how to and when to clean the bathroom and kitchen would be great.

I've lived with others in the past and I've found that the best way to approach things is openly and honestly. If there is a problem we should bring it up as soon as possible and discuss it before it becomes too large.

Description of pets
One 14 year old male British Shorthair cat named Jet. He is fully housetrained. Jet does not wander outside the house, except to go into the courtyard occasionally. You do not have to worry about him escaping, he's too heavy to jump the fence!

Jet is quite sociable and will enjoy a stroke or scratch on the head from you. He is a fairly relaxed cat and loves people. He spends most of the day sleeping. Sometimes, I may ask you to put food in his bowl. But most of the time, I'm home when he wants food, or he manages on dry food until I get home.
