Your bedroom is an extremely generous sized room (it will be unfurnished but for reference, currently fits queen size bed, bedside table, 2 x dressers, 1 x free standing wardrobe, large TV, plus more). It is the only bedroom on the ground floor.

Your bedroom opens directly onto a small yard with a timber deck (perfect for an afternoon drink or reading a book in the sun) and a small grassed area with a garden and a large washing line attached to side of house. Extremely private from neighbours. Whilst other tenant has access to the yard too, it is rarely used.

Your bedroom also has private use of an ensuite (shower, toilet and sink).

Also on ground floor, in addition to the bedroom, there are two shared spaces: (1) Study, which has space for a desk setup and built in storage that is mostly empty. In images, this is the space with the pink chair and desk / computer (which will be gone). Other housemate has a desk in here too but rarely uses the room. (2) Laundry / bathroom, which has a washing machine and dryer as well as a bath, shower, toilet and large laundry sink. Existing flatmate only uses for laundry facilities.

The house is shared with one existing flatmate whose bedroom is upstairs.

Upstairs also has the shared living / dining / kitchen space which is fully furnished.

A short stroll to the vibrant hub of South Eveleigh, and moments from Erskineville and Newtown. Spoilt for choice with endless pubs, bars and cafes around! Despite its proximity to the city and surrounding neighbourhoods, the location is in a quiet leafy area with lots of parks and beautiful green spaces to explore, too.

The home itself is a charming two-storey free-standing house with a large living / dining space. Has a gorgeous decked & grassed yard (perfect for a summer afternoon hang out), as well as a generous sized balcony extending off the upstairs living area. Three bedrooms (with one used as a shared study), and three bathrooms (1 x upstairs bathroom, 1 x downstairs ensuite and 1 x laundry with full bathroom).

About occupants
Single male, in a professional role that involves a combination of work from home and in the office (so work from home approximately half the time, though usually from upstairs so you would have regular solo access to the study).

Big golf fan (often out on weekends playing), love watching any and all sports (especially AFL), and a big movie / tv aficionado (always happy for recommendations). Enjoy cooking and can be found in the kitchen a couple of nights a week.

Very social and enjoy a drink and a chat or TV session, but equally happy to respect your privacy (and the house is large enough to have your own space to relax in private).
Compatible people
I'm looking for someone to share the house with who is easy-going, respectful, and clean and tidy. Ideally someone who likes a chat and socialising from time to time. I work from home sometimes, so I would prefer someone in a similar position who is working in the office at least sometimes.
