Looking for someone to team up with to find a spacious, comfortable Sydney home—ideally with real outdoor space (like a courtyard or backyard) and onsite parking for my car. We’d each have our own bedroom, with the third as shared storage, and set clear boundaries for personal space so you can truly make the place your own. I’m searching for a like-minded flatmate (27+), someone who values independence, great communication, and a relaxed, respectful living arrangement.

To keep things simple with agents and landlords, I’ll start as head tenant and sublet to you for flexibility (so you’re not locked into a lease). We’ll kick things off with a fair, upfront six-month trial, and I’m happy to pay a bit more rent initially to reflect the extra responsibility. If it works well and we switch to co-tenancy later, we’ll revisit and renegotiate a fair split based on room size or features—happy to agree on what’s most reasonable for both of us, either upfront or later down the track.

All arrangements will be completely transparent: your bond will be registered, bills kept at cost, and there will be a written sub-tenancy agreement through NSW Fair Trading. I already have most of the essential furniture (fridge, couch, etc.), but if you have your own, we can figure out what works best together.

A bit about me: I’m gay (he/him), work in IT, and am originally from New Zealand, with the past 10 years spent between Queensland and Sydney. I’m a social drinker, enjoy hanging out with friends of all backgrounds, and for fun, I love chilling on the Xbox. I’m young at heart, LGBTQ+ friendly, and easygoing about who I live with—so long as open communication and mutual respect are front and center. You’ll also be sharing the place with my gentle 9-year-old ginger cat, who’ll love having some genuine outdoor space to explore.

Bills and expenses

All bills are in my name—utilities (electricity, gas, internet) billed monthly, water quarterly. Costs and setup fees split 50/50. Fast unlimited internet is $109.99/month, shared evenly, and I’ll send you the original bill each month. Cleaner for shared spaces every 6–7 weeks, about $300 per visit ($150 each). If there’s a lawn and it’s not included in the rent, we’ll arrange basic mowing, weeding, and edging at the same interval ($230 per visit, $115 each), which is cheaper than most landlords charge. Moving out early means you cover your room/bathroom and shared spaces for end-of-lease cleaning; if we move out together, we split the cost. This keeps things clear and fair for both of us.
