No joke on the location. If your class starts at 11am, you can wake up at 10:50 and still make it. That's how close this is.
Very large sized room with really solid ventilation, stays genuinely cold even on hot Sydney days. There's also a table fan. Storage is where this room really delivers: two separate cupboards (one full-size wardrobe with a hanging rail plus shelving for folded clothes, and a separate smaller drawer unit), plus around 10-12 hooks on the back of the door for bags, jackets, towels, whatever. You won't be struggling for space.
Walls are thick. You can have a late-night call, play music, watch something loud, and it genuinely doesn't carry. No noise complaints from either direction.
The kitchen is a bit messy right now, not going to pretend otherwise. But if you're willing to give it a clean when you move in, it's essentially yours to use however you want. The housemates barely cook and almost always eat takeout and just heat up food in the microwave, so in practice it functions like a private kitchen.

Right next door is a 24/7 McDonald's, so food is never an issue regardless of the hour. IGA is directly across the road for groceries. Anytime Fitness is a short walk away. For bigger shops, there's a direct bus from right outside the building to Eastgardens Aldi,Woolworths and Coles, two stops away, or you can head to High Street for the Mall there. Loads of other shops nearby too.

Two housemates, both Chinese. One is a student, the other is employed fulltime and has WFH. Both are very quiet, mostly stay in their rooms, and keep to themselves. It's a calm flat, not a social one.
