I love my home! It's cozy in winter with the gas fireplace, and cool in summer with tall ceilings and ceiling fans. There's a separate office room with two desks and two monitors (one is mine - other could be for you!).

The home is a 5min walk to to an express bus to the CBD (10min journey to Wynyard); and 20min walk to St Leonards and the new Crows Nest Metro. There's also a quick bus to North Sydney via Crows Nest, and in the other direction to Chatswood.

If you have a car, it's super easy to park on the street for free (never hard to find a park). Being close to the motorway means you can drive/uber to Potts Point in 10min, Bondi in 30min, Balmoral Beach in 20min and Manly in 35min. While the flat is near the motorway, you don't hear it at all inside as the home is several meters above at the top of the hill.

It's a short walk to Crows Nest for variety of dining, shops, cafes and pubs. If you're outdoorsy like me, it's a short walk to a bushtrack - Flat Rock Gully. I often go for drives to other bushtracks or beaches at the weekend with friends - if you don't have a car I always love company.

I have a frame tv with netflix & amazon prime subs, and a nintendo switch if any of those interest you.

Your room is furnished but willing to discuss if you have items or want some removed.

About the occupants
I'm a mid-thirties single professional woman. I'm originally from the US & UK, been living in Sydney for about 8 years. I'm a morning person who is rarely up or out late (only special occasions!).

I spend my weekdays working hybrid, between home and the CBD. I spend my weekends socialising and outdoors: bushwalking, kayaking, snorkelling etc. I'm not a huge home-body but spend a little more time at home when I have my dog around! I cook about twice a week, so plenty of room in the big fridge to store food if you cook a lot.

Occasionally I have friends over for dinner parties, but otherwise it's a quiet living flat. I don't host big parties, maybe once a year have a big barbecue out back (in the summer). I'm pretty tidy but not extreme about it; though I do like to keep the kitchen clean and clear ready for others. I have found a professional cleaner who can come every 2-3 weeks, which I would expect to share cost with.
Compatible people
I'm looking for a friendly, tidy, kind, respectful female flatmate. Someone who is keen to chat sometimes and share a meal at home together when we're both around. As I have a strong social network, I won't be expecting a flatmate to fill my social cup but I'm always happy to have more people join!

You'll have to be a dog person since my pup will be at home half the time! He's very social and well behaved - so if you like dogs, you'll like him.

I'm a morning person (as is pup) so I'm looking for someone who is, most of the time, more active in the day than super late at night (whether at home or coming in late). I stay out late probably once a month at most, so hoping to find someone with a fairly similar lifestyle.
Description of pets
I have a black cocker spaniel named Stanley! He's 1.5yr old, very well behaved for his age; I take him for outdoor activity once or twice daily. I have him half the time, as share him with my ex. Stanley's energetic and social, but also sleeps a lot. He will definitely try to become your best friend, and the quickest way to his heart is ball games. I vacuum every couple of days with my dyson to ensure the fur situation stays under control - he knows not to chew on things he shouldn't (like furniture or shoes) and isn't allowed on beds. Ideally, you'd enjoy spending time with him when both you and he are at home.
