Fully furnished double bed-sized bedroom with beautifully polished kauri pine floorboards, built in wardrobes, mirror, study or work desk, office chair, bedside lamp and the large windows overlook the tree lined back yard and has district views to the South East over Waverley / Bronte.

The room is very light and airy, with the mature palm trees capturing breezes to cool down entire house, both upstairs and downstairs. Should the desk and wardrobe be moved around, space exists to insert a two-seater couch for entertaining purposes.

Our beautifully renovated 4 BR 2 Storey Terrace is located in a peaceful, tranquil and leafy pocket of streets in a small suburb called Charing Cross. Its wedged between Queens Park, Bronte, Bondi Junction, Clovelly and Waverley and is a 10 to 12 minute walk away from most of the Eastern suburbs finest features.

Victoria St Waverley is centrally located to public transport (buses 313, 350, 379 & 390X connecting Bondi junction train (just 3 stops away). The 350 bus connects to domestic airport in 40 mins via Maroubra and runs very regularly.

The shopping strip of Charing Cross is only a 400 m stroll away and has over 50+ shops catering for most needs (including 2 pubs and a Leagues club) plus Bondi Junction Westfield is only a 10 minute walk or 3 bus stop journey away.

Queens & Centennial parks, Waverley Oval gardens, Bronte, Bondi, Tamarama & Clovelly beaches, shops and public transport are a short walk 5 to 10/12 minute walk.

Fully equipped home with all furnishings needed to be comfortable i.e family, dining room, exceptionally large fully equipped kitchen, courtyard, BBQ and outside setting on raised deck. All bills (NBN internet wi-fi, netflix, gas, electricity & water) are included. Contributions for cleaning materials, laundry and toilet are your only extra occasional outlay.

Palm trees at back and front trap the sea breezes from Bronte Gully which cool and ventilate the house. Skylights and sliding french doors open out to the courtyard and outdoor lounges. Lots of glass help illuminate the terrace to make it bright, airy, relaxing and peaceful. In winter they allow natural sunlight to warm up the home so we rarely need to use the gas heater and / or open fireplaces to heat indoors.

The fully furnished room at the rear of the second Storey, is ideal for either a longer-term student (Anna was 1 year, Riccardo was 9 months) or a professional (Lilly was here 3.5 years before she got married, ironically to an Italian). The room is wholly set up if you need to WFH, as required.

All Bills ($30 pw each) are inclusive in the $400 pw rent, which is great value for the area.

RENTER'S TIP

On the last 3 occasions, when I have advertised various rooms of the house in 2023 (April, June and October), Riccardo, Boonie and Sophia were the 2nd applicants and all three took their respective rooms on the spot. So, I guess, if you like what you see, I don't expect it to last very long. One each occasion, I had over 50 plus interested parties per advertised room.

About the occupants
My name is Jeff, the owner of the house.

I am self employed with a start up business (Retire to Asia) and I enjoy travelling, wine & food, sports (AFL- Richmond and Sydney swan supporter). I play golf occasionally and am also writing my first major travel series of books plus a couple of personal projects. I do this in and around, golf, travelling (In SE Asia 2 to 3 months a year sporadically, and building up our business, Retire to Asia (www.retiretoasia.com).

Gemma is easy going, enjoys cooking, food & wine. Currently she is working in the Health Services Industry. Her efforts to keep the house neat and tidy are much appreciated. She alternates between working from home and her own home office on a 2/3 day per week basis (Mon -Fri).

You would be replacing our Italian housemate, Riccardo as his full time PhD student at Sydney Uni finishes his studies to go travelling before heading back to Italy to complete that side of his PhD. We will miss his amazing Italian style cooking and good humour.

Boonie is our resident Irish baker, who spoils us with her surplus produce and tends to keep herself busy immersed in physical fitness, gaelic football and various friends' activities.

Sophie adds her Yorkshire accent to the home as she works for a UK based animal cruelty preventation charity here in Sydney. Her roles involves marketing, social media and other fund raising pursuits, essential for any charity to survive and thrive.

Post Covid we alternate working from home at various times with Gemma, Sophie and Boonie going into their offices / work on a periodical basis, with me out and about or writing from home. Our NBN connection (included in your weekly rent) is able to cater for this quite comfortably and there are at least 6 separate work zones within the house to facilitate this excluding each bedroom.

Being a mobile, online business, I do most of my writing from the sunny front porch or kitchen table, bench, home office, music room or outdoors in the backyard, depending on the weather.
Compatible people
The usual attributes. Social, good sense of humour, neat, tidy and respectful of everyone's space but happy to roll up the sleeves to keep the common areas clean and tidy.

We are all originally from out of town and like to think that we are quite relaxed, easy going, tidy, considerate and thoughtful. As we all lead busy lives it is nice to come home to a great space and debrief the day if necessary. over a glass or two of wine.

We all love cooking and the modern gallery style kitchen with a huge 5 metre bench space allows this to be done simultaneously on occasions.

It is a fully equipped home that feels like home. Five gas hotplates, electric fan forced oven, microwave oven, bench top air-fryer and a couple of blenders make this quite easy to do.
