Description of the home
This is a great, well-maintained house in a quiet Aspley street – great location with easy access to Westfield Chermside (5 min drive), public transport, and major road links.
• 3 bedrooms upstairs, all with built-in storage
• One bedroom includes a dedicated home office space – perfect for remote workers or anyone who loves a proper study setup
• Mostly furnished common areas – couch, TV, and shared spaces are sorted. However, there won't be a fridge upstairs, so someone who can bring their own would be a big bonus!
• Bedrooms are unfurnished, though one spare double bed is available to lend if needed
• Solar panels mean historically very low power bills, and that's unlikely to change significantly
• I personally pay for unlimited NBN internet, so no extra internet charges
• I also have garden maintenance costs sorted – no extra cost or effort required from anyone
• Power and water are separate (split equally between housemates)

Occupants Description
I'm generally someone who keeps to themselves, respects shared spaces, and values a peaceful home environment. Not a big party person.
I do have a young daughter (nearly 3 years old) who stays with me on a shared care arrangement. She'll sleep and live downstairs with me and really won't impact your day-to-day life upstairs. I'm simply looking for housemates who are mindful of noise levels on the nights she's home, particularly around sleep time - nothing unreasonable!

✅ Respectful of a calm household - not night owls who come home at 3am on weeknights
✅ Reliable and ready to commit to a 12-month lease (sorry, short-term stays aren't suitable)
✅ Holders of a Blue Card (Working With Children Check). This is strongly preferred and will be prioritised
✅ Non-smokers (the lease doesn't allow for smoking in the house)
✅ Comfortable living with a very friendly, small dog
