• Room in recently renovated house in Holland Park
o 3 bedroom, 1 bathroom, 2 car
o Only looking to have one additional person in the house so we can enjoy the space without it being too crowded
o Cannot have pets as I already have my two beautiful greyhounds on the property and this is council limit; would love a roommate who is a dog-lover though!
o Must be willing to remain on lease in the property until Feb 2025, when the lease is due to be renewed and further discussions can happen as this date approaches – you will be asked to officially sign onto the lease (subletting independently via me is not allowed)
o Please only express your interest if you are able to move in around start of May, by mid-May at the latest
• Very large/spacious and entirely separate rumpus room
o You are more than welcome to use this as a storage space for your items
o Alternatively, you are more than welcome to make this space your own in whatever way you like:
- Your own private living space to entertain friends
- Study space
- Gaming or other hobby set-up
• Brand new floors, bathroom, kitchen and air-conditioning throughout with mostly new appliances and furniture
• Huge grassed backyard and undercover back patio opening out from kitchen, which you can use as you like (I/my dogs currently don't use the patio for much)
• New air-conditioners in all 3 bedrooms inside the house, and one A/C unit in the dining/kitchen space
• Toilet and bathroom (shower and bath) are separate
• Only ~15 min drive to the Valley and Brisbane CBD, easy and quick access to the highway to get up north or down south

Bills and expenses
Bills will be split half-half
- I will provide evidence of the bills for electricity and internet when they are sent to me for transparency (also note the internet is NBN)
- Water is billed quarterly and invoiced via the real estate agency/property manager

I am a friendly person who would enjoy chats/getting to know you, but also understand wanting your own space at the end of a hard shift/busy day
I highly value the family and friends who support us in life, and so you will be more than welcome to have friends/family over, just as long there’s a heads up in advance, and the same courtesy will be extended from my end.
I aim to be tidy/clean however I am pretty relaxed as long as things are cleaned up in a reasonable timeframe after use.
My two affectionate greyhounds are very important to me and bring me lots of joy, having been an avid dog-lover since I was little. I hope they will be able to brighten your day as well.
