The bedroom is unfurnished. There are two windows which look out onto the front garden, from here you can see the hedge and oak trees. The view of the street is mostly hidden by the hedge, and is very lovely in Autumn.

Beautiful cottage in Kingston - period charm with modern conveniences (gas cooking, central heating + fireplace and north facing sunny deck!).

The available bedroom is unfurnished. The housemate who is moving out had most of the furniture/utensils, so someone with a couch, TV and other items would be looked upon favourably! Otherwise we'll be making some trips to the Green Shed and the like.

There is a large living room with working fireplace, separate kitchen with dishwasher, modern electric oven with gas stovetop (as well as working Aga - wood fired pizzas are a treat! apparently... admittedly we haven't confirmed this).

There's one bathroom with bath and very high powered shower head; separate toilet. Also a separate (and massive) laundry with washer and dryer.

Ducted heating is perfect to get through the Canberra winter and air conditioning for the summer ... although we rarely use the A/C.

Huge backyard is great for lazy garden-parties; there is a deck which turns into a great extra room during summer, fig and apple trees, as well as veggie patches and a garage for any extra storage.

The house is a short stroll to Kingston shops (5 minutes from a great IGA, several restaurants, Muse, Penny University....) and the foreshore (more brunch spots including Local Press and so many restaurants you'll never *need* to cook). It is directly across the road from large park & oval and within easy walking distance to the parliamentary triangle (less than 20 minutes walk) though there are also easily accessible major bus routes nearby.

There's a long driveway and garage for off-street parking and 24h street parking as well.

Bills and expenses

We split the electricity, water, gas and internet bills. Some other communal expenses are shared too but we pay for food and our own other expenses ourselves.

About the occupants
The two current house mates are male and female, employed full time and have studied law, economics, and international relations. The public servant among us works usual APS hours, while the other poor soul is on very long hours - but we still maintain a fun, clean and lovely house so we can enjoy our time at home. We have busy lives and are out and about some weekends though it can be quite nice to enjoy time at home reading or listing to music when we have some time to ourselves.
Compatible people
We are looking for another person who is employed full time, preferably female who has previously lived in shared accommodation and is self-sufficient. Someone who is clean, tidy and respectful of others in the house. We both have partners that stay from time to time (no more than one or two nights a week) so we would prefer someone who does not have a full time live in partner as the house would become too crowded.

As mentioned above, the housemate who is moving out had most of the furniture, so someone with a couch, TV and other items would be looked upon favourably.

Someone who has their own friendship group and network established is preferable as while we enjoy having a glass of wine or two together, we all have our own busy lives and friendship groups.
