This home is in a great location as it is close to many amenities.
* Only 2 mins walk to buses, 10-15mins walk to Merrylands train station, Stockland’s Mall, great café’s, and restaurants.
* Close to Holroyd Garden Park and 5 mins drive to Aquatic Centre, Parramatta Park, Westfields, Church Street restaurants.
* Close to a few gyms, Uni campuses such as WSU, UNE, Charles Sturt. Westmead Hospital, Olympic Park (20mins drive), M4 & M7 and not forgetting the famous Blue Mountains, which is not that close (approx. 1.5 hrs), but closer than if you were living in the city.
Downstairs has 2 lounge rooms, one with a 2-piece sofa, the other empty.
The rest of the home is fully equipped and furnished. Kitchen with electric cooktop, oven, microwave, air fryer, dishwasher, fridge, appliances, plates etc.
Dining area with dining table and chairs. Dedicated laundry room with washer and separate dryer in the garage. There is a separate freezer too.

This place is ideal for someone who is working full-time or busy studying. If you are working from home, then bills will need to be discussed further. There is a large separate desk space and office chair, with a monitor for those needing that support with IT occupations/studies.

I'm a non-drinker/smoker or a party person. I’m in the midwifery industry (no shift work) and have a private practice on the side too. So, my focus is on work, however, do enjoy writing, personally developing, keeping fit and healthy without training like a lunatic either. I’m an introvert at the same time like to get to know another and yet at the same time, respecting people’s privacy too.
This home is kept clean, tidy and in order in preparation for the next day. I don’t own a TV as I find there’s plenty to do, no objection if you have one. I’m an early riser and like to wind down by 8pm. Some weekend if I’m not working, I like to bulk cook for the week.
Would love to share with someone who is either studying / working (from office) that is a clean, tidy, and respectful of the space. If working from home, bills may need to be negotiated.
