FURNITURE & STORAGE
• Fits a single bed + bedside table//stand + desk + clothes rack/dresser OR queen bed but NO bedside table
• metal rod installed to hang clothes, you can put in more wall hooks if needed
• I have a metal/wood single bedframe but NO mattresses you can use or remove, also a spare clothes rack
• entire cupboard under the stairs + mostly empty kitchen cupboards you can use for storage, space for other big things like a bike, instruments etc. free too
AIR & LIGHT
• room gets full sunlight all day - good for winter, worse for summer
• NO AIRCON SORRY
• quiet, but can hear ambient king st sounds
• there is a 'V' shaped double staircase - this room is up the left side and my room is up the other side so you barely hear each other. I'm not really bothered by noise, I don't care if you want to make food or watch TV or shower etc at 2am downstairs, just no parties.

HOUSE OVERVIEW
• 2 storey Viciorian terrace
• house is old and has been victim to decades of 'Landlord special' renovations but was recently painted (in most places)
• I've lived here 13+ years, same agent and get on well with the landlord and can get any issues sorted asap if needed
• 2 minutes walk to newtown station/king st + enmore rd
LIVING ROOMS
• There is two and i literally do not ever use them ever so you can enjoy the spaces any time without sharing!
• both have big lounges including an electric recliner set!
• i have a spare old TV you can use downstairs or have it in your bedroom if you want - you're welcome to set your own up instead if you have one
KITCHEN + LAUNDRY + BATHROOM
• really good fridge, new unused microwave, sandwich press, rice cooker
• OVEN DOESN'T WORK BUT STOVE TOP DOES, PLEASE CONSIDER THIS IS ALL YOUR MEALS INVOLVE AN OVEN
• huge washing machine, makes a really annoying beeping sound that i hate
• small hot water tank but it constantly refills (instead of waiting until midnight)
• shower/bath set up with toilet - in 13 years I've had to wait to use it like twice
• multiple clothes lines and full day sun for clothes drying
CLEANING
•No cleaning roster - i already proactively consistently keep everything as clean as i can, it's an old house and i have a dog and allergies and a somewhat hysterical gear of mould so I keep on top of things and expect you'll be able to do the same
• MY ONLY RULES/EXPEPCTATIONS ARE NO: food or dishes left out/overnight + the kitchen is cleaned + bin emptied before you leave/sleep + keep your food properly sealaed/stored
• i can very proudly say i have never a had cockroaches problem this is nearly impossible for the location
SMOKING
• I SMOKE CIGARETTES IN MY ROOM CONSTANTLY
• my room is above the living room (front end, bacony doors open to street), up my own stairs - your room is on other side of the house (after 2nd living room, above kitchen), up a different staircase, window opens to backyard
• i also have ALWAYS have my balcony doors open and my air purifier is on and next to me 24/7
• the house is not smoky but depending on my door being open (during the day) or night (closed) will mean some smoke travels
• i have lived with many non-smokers who weren't bothered (weirdly not even multiple asthmatics) BUT PLEASE DO NOT CONSIDER LIVING HERE IF YOU THINK THIS WILL BOTHER YOU BECAUSE IT WILL AND YOU WILL BE UNCOMFORTABLE AND I DON'T WANT THAT FOR YOU

• NO WIFI CURRENTLY BUT OPEN TO GETTING IT RECONNENCTED - I CANCELLED IT BECAUSE I DIDN'T NEED IT AND JUST HOTSPOT MY PHONE (it'll be an extra $35 roughly extra a month for you if so)
• Rent paid weekly on a Wednesday
• 2 weeks advanced rent to be paid before/at time of moving in - this covers your rent during the '2 weeks notice' period if/when you move out

Very very much prefer to keep to myself - no house dinners or outings etc, no obligation or expectation to socialise at all but I promise I'm not anti-social in a rude way! I'll always be nice and friendly when we do interact! I always strive to be kind, considerate, patient and empathetic with everyone, I strive to exhibit them in my personal and work life (as I teach children with the most profound and complex behavioural/communication/developmental differences) and believe they are necessary to create comfortable spaces to co-exist with others in.
• even though I prefer to keep to myself I support open and clear communication, i don't mind if you prefer texting to talking, and encourage you to reach out if you need. On the odd chance my TV is too loud (I don't like listening to things loudly) or something I'm happy for you to shoot me a text to turn it down a bit!
• independent, introverted, busy, self-sufficient, value cleanliness, want to be nice to my dog etc.
NOT SUITABLE IF YOU
• want the games night/dinners/outings dynamic, need air-conditioning or an oven, want to have your mates over to drink often
DRUGS AND ALCOHOL
• 420/cigarettes/vaping is fine (including inside)
• i haven't drank at all in years but don't mind if you do in a way that isn't disruptive - it's fine if occasionally you have a couple of friends/partner over for casual drinks but no parties- if you and friends/partner come home munted though I also don't care just not group kick-ons pls and thanks
•Very sweet, gentle-natured, friendly with people and other dogs
•bit excitable- possibility of him jumping once or twice if he sees you walk in the door but self-regulates easily
• will listen to others - "wait" and "go get your ball" are multi-purpose general commands that cover most situations
• very rarely barks (sometimes if he hears someone come in but doesn't bark at random noises)
• if I'm home he will be in my room, if im out he usually hangs in the front living room, you dont need to supervise him but would love to keep you company if your hanging in the lounge room!
