Friendly and welcoming to LGBTQIA+, trans, poly, alt, etc peeps; we have a single room available in our modern 4 bedroom house in Franklin. The house has 2 living areas, air con/heating, backyard, and a garage (used for storage rather than vehicles).
We're in a great location in Franklin with the light rail a 5-10min walk away (about 30 minutes to the city and 10 to Gungahlin town centre), with the woolies and independent grocer next to the tram stop. It’s super quiet, with plenty of nature and walks around the area.
The shared spaces are furnished, including a dishwasher, fridge, microwave, plates/cups/miscellaneous kitchenware, coffee grinder, washing machine, dryer, dining table, couch, TV (with streaming services), and more. There’s still plenty of space if you have things you’d like to bring, and we’re happy to discuss or rearrange things so the shared spaces work well for everyone.
Got that minimum ceiling insulation and ACT-EER 5 too.

Bills and expenses
Bills (electricity, water, internet) and shared household expenses (consumables, etc) are all split evenly. We use Splitwise to track things for visibility. We have unlimited NBN fibre to the home internet (fast; usually 500+ Mbps down, sometimes higher depending on deals/value, but never lower than that).

Jocelyn (she/her) usually goes by Joss, 28, ADHD, Queer: Works full time in cyber security (private sector, small business, so rare). When not at work I’m usually found at my desk, likely either doing a tech/craft project or just playing video games. I often go camping in the warmer months or skiing in winter, then all year round I do bouldering and HEMA (sword fighting!). I love cooking and have my herb garden outside, which I can be easily persuaded to add to. I also am handy and have heaps of tools; if anything needs fixing, I’m usually on it.

We value personal responsibility, emotional maturity, mutual respect, and chill vibes. We’re looking for someone switched on, self-aware, and capable of basic adult responsibility. Paying rent/bills on time, cleaning up after yourself, communicating clearly, and handling issues directly are baseline expectations here. If you thrive on chaos, avoidance, intoxication, blame-shifting, or unnecessary drama, this won’t be the right fit.
We like to keep things neat and tidy, with the expectation that everyone respects the common areas by proactively handling everyday stuff like putting away 'clutter', wiping benches/spills, handling their own dishes, etc. For bigger cleaning tasks, we take a collaborative approach; each person chips in when they have the energy, often focusing on tasks they’re good at or don’t mind doing. It works well for dynamic schedules, different energy levels, and sensory needs; while keeping the house clean without blame games or rigid chore rosters.
We’re big on open, honest, direct communication and handling things early before they become bigger issues. Our house group chat is the main place for practical communication, house updates, and raising anything that needs attention; it helps keep everyone in the loop, avoids crossed wires, and means people don’t need to wait around for everyone to be physically together just to sort simple things out. We’d much rather communicate clearly than let tension quietly build.
That said, we’re definitely not an overly formal house; kitchen yaps, random chats, shared laughs, and organic hangouts are all a normal part of life here.
Home should feel like a place where you can decompress from the stress, noise, and drama of the outside world; somewhere you don’t need to feel constantly switched ‘on’ or performing. But home also shouldn’t feel isolating; we value genuine connection too; a space where people can hang out, chat, learn from each other, grow, share laughs, and enjoy good company in a world that can sometimes feel a bit too disconnected.
We tend to get along well with people who are curious, proactive, and engaged with life; who have interests, projects, passions, or things they enjoy pursuing, and who know how to share that energy; while still reading the room. We’d love to find someone who fits naturally into that vibe and adds positively to the household; someone who wants to be part of a good home environment rather than just a stranger paying rent, and who values calm, respectful living over unnecessary drama.
While we sometimes have friends over for movie nights, board games, or similar; we're not a 'party household'. Everyone values the relative peace and quiet needed to unwind/recover/recharge after a long day; especially later in the evenings. We don’t mind if you would like to bring your friends over also, as long as it’s respectful.
